Some agents will price homes low on purpose so that they can make a quick commission and not have to invest time and money into your sale. Make sure that your agent shows you comparables of home sales in your area before you agree to a listing price.

Clear the Clutter

The less clutter in your house, the smaller it looks. While it is often impossible to sell the house without furniture and living objects, it should look as uncluttered as possible in order for you to sell it quickly. Remove any objects and furnishings that you do not need in order for the home to look larger.

Paint the House

Painting the rooms a neutral color will make it more attractive to the potential buyer. Sometimes it pays to make a small investment when selling your home. One of the things you can do is paint. Painting is cheap and goes a long way.

Make Any Necessary Repairs

People want to move into a home that is in move-in condition. That means that the toilets work as well as the appliances. Make sure that you fix anything that is broken, including holes in the drywall. You need to make sure that place looks its best before you show it to potential buyers.

Get It Cleaned

Few things turn people off more than a dirty house. If need be, have the home professionally cleaned so it is ready for sale. This includes the carpeting. If you have pets, get the carpet deodorized. You may think you are helping the real estate agent out when he or she is showing the house to potential buyers, but you may end up spoiling the sale with your unsolicited information. Keep your mouth shut and allow the agent to do the job. This is why they are getting paid.

Offer A Bonus

Offer a bonus to the agent who brings in the contract. Agents will push your house over other homes. Also, be prepared to pay a decent commission rate. Real estate agents need to eat and pay mortgages just like anyone else. And they will push the homes that will make them the most profit.
