When you are purchasing your first home, you can be prone to making some mistakes. Some of the mistakes that you can make can end up being very costly. Here are some common mistakes people make when purchasing a new home:

  

I Love It!

Showing extraordinary glee in front of your real estate agent upon viewing a home and stating that you have to have the home is not a good idea. You might think your agent is working for you. He is not. The real estate agent is working for the seller. All agents work for the seller because that is where he or she gets their commission. This means the more you spend, the more the agent gets. Showing your hand to your agent is not a good idea because he will push you to spend more money for the house than the seller will take.

I Do Not Need A Home Inspection - The House Looks Great!

Another bad idea. Do yourself a favor and get a home inspection, especially if you are purchasing an older home. There may be problems with the home that are manageable and which you can fix. Or the place may be covered with toxic mold. If the home seller will not submit to a home inspection, this is a big red flag. Buyers have the upper hand in the real estate market today. If a seller refuses to allow you to bring in a home inspector, look for another house.

I Think We Can Afford It...

Do not bite off more than you can chew. You should be pre-approved for the mortgage and know exactly what you can afford and how much of a mortgage you can get before you even go looking,. Many real estate agents will not even waste their time with someone who has not yet talked to a loan officer. Before you contact a real estate agent, contact a loan officer.

This Is The Biggest House In The Area!

Not a good idea. House values are based upon comparables between other homes in the area. It is never a good idea to have the biggest and best home in the area. It is a good idea to have the smallest home in the area. Why? Because of the value. And speaking of location, you are better off with a small home in a good area than a large home in a bad area.

Looking for a house, especially your first house, can be an exciting experience. Do not be afraid to make a purchase as a home is one of the best investments that you can make. Do make sure, however, that you make a wise purchase and do not buy a piece of property that will not hold its value. The best investment is a home that will appreciate in value.
